THIS IS WORK UNDER DA2021-0083 - RALSTON COURT THAT WILL EVENTUALLY BE UNDER A DEV PERMIT BUT DUE TO ONGOING CONSTRUCTION ON RALSTON ROAD AND NEEDING THIS WORK COMPLETED PRIOR TO THE DA APPROVAL FOR RALSTON COURT (INCLUDING WORK NEEDING TO BE COMPLETED PRIOR TO SWADLEY DITCH BEING TURNED ON) THIS PERMIT IS BEING USED.
PER KYLE G. EMAIL 3/16/22 - For the stub out construction you will complete all of the work to the property line under a ROW permit. The ROW permit will be coordinated by our Warranty Division who is attached to this email. A Municipal Licensed General Contractor will be required to complete the work. The development will include the value of this work into the escrow for the entire site and post that surety at the time of the site's final approval and under the development (DEV) permit once we get to that point. You will not need to post separate surety to complete the stubout work. The biggest challenge for this work is going to be coordinating traffic control and work schedules with Hamon since both of you will be working in the same space at the same time. Coordinating with Hamon will be key to complete the work. You may potentially use shared traffic control to complete the work, please coordinate this directly with the Hamon project manager. Another item to consider and start preparing for now is the lateral connection of the sanitary main as it jogs east then south again into Dudley St. This work will likely require a partial closure to single lane traffic. In speaking with the city's project manager Alecia, we feel it would be best to complete this work overnight. This will require the public works director and city manager's approval so that process should be started as soon as possible. For that request we will need the date of work, traffic control plans for the work, the contractor's name and contact information (the pm that will actually be on site during the work, schedule of work, and coordination approval from affected parties (RTD, Hamon, any others). Finally, as you are aware the Swadley Ditch turns on on April 1st. Ideally we would like your storm stub out completed prior to this date to not impact the ditch flows.

NEED LICENSED CONTRACTOR TO PULL PERMIT/NEED TRAFFIC CONTROL PLANS FOR ANYTHING NOT BEING DONE UNDER HAMON'S TRAFFIC CONTROL PLAN.

This permit is voided because the work will by done by Hamon through a contract with the city.
